Ogden Canyon Update - No closure this weekend.

Ogden Canyon Waterline Project Alert:

There will be NO NIGHTLY CLOSURE of SR-39 in Ogden Canyon on the evenings of:
·         Friday, April 19, 2013
·         Saturday, April 20, 2013
·         Sunday, April 21, 2013

During these evenings, the canyon will be OPEN TO ALL TRAFFIC.  Expect delays similar to those encountered during the day (between 10-15 minutes).

Due to some pressure issues in the 36-inch waterline, it will be necessary to postpone the 30-hour water shutoff that was scheduled to begin this evening.  The contractor has been working diligently to install temporary water for the residents in the third phase of construction, but the unexpected and unforeseeable lack of pressure in the 36-inch waterline has forced us into postponing the canyon-wide shutoff.  The 30-hour water shutoff is now scheduled to begin at approximately 5:00pm on the evening of Monday, April 22nd.

During the water shutoff next week, it will be necessary to close SR-39 to all through traffic between the Alaskan Inn and Wildwood Estates Bridge (approximate address: 630 Ogden Canyon) on Monday, April 22nd, at 9:00pm through 5:00am on Tuesday morning, and again on Tuesday, April 23rd, at 9:00pm through 5:00am on Wednesday morning.

Balloon Festival Town Hall Meeting

Dear Friends and Neighbors,

Over the past year, we've received a lot of inquiries about using the property around the Wolf Barn to relaunch the Balloon Festival.

We'd like to call a town hall meeting to discuss the prospect and would be happy to help facilitate such an event if there is consensus.

At the meeting we will explore the idea of doing a small and informal Balloon BBQ sometime this summer, with the intention of organizing a more formal event in the summer of 2014.

Please come join us with you thoughts, questions, and concerns. We'd love to hear about what worked in the past and areas of improvement.

Powder Mountain's Summit Eden development moves ahead

The Standard Examiner reported yesterday that the Summit Eden development is one step closer to fruition.  From the article,
The Weber County Commission held a public hearing Tuesday to discuss a conditional-use permit for a 154-unit residential development called Summit at Powder Mountain Phase 1, to be located southwest of the traditional ski areas.
Although the purchase of Powder Mountain will not be final for another couple of weeks, as the management company of the ski resort, Summit Mountain Holding Group is moving forward based on plans previously approved by the original owners.
Last November, the commission approved a petition to rezone 4,297 acres of the Ogden Valley resort, as part of a deal with Western American Holdings LLC. The rezone allows for a golf course, affordable housing for employees and other development, such as condominiums and an expanded ski area.
The first phase of plans put forward by Summit is for a 154-unit residential development.

The article goes on to state,
Before it can begin work on the development, infrastructure improvements must be made to the mountain.
Last month, the county agreed to back a $22.5 million bond for Summit Mountain Holding Group, with the approval of a memorandum of understanding to create a special assessment district.
The special assessment district will levy taxes within a 1,570-acre development to build the infrastructure, through a 20-year bond.
Summit Mountain Holding Group will use the money to build a water well, water holding tank, sewer system and roads on Powder Mountain to service future development.
Construction on the infrastructure should begin by late summer.

Ogden Canyon Updates - Several "Hard Closures" this week.

Ogden Canyon Waterline Project Alert:

SR-39 through Ogden Canyon will be closed to ALL through traffic Friday, April 12, 2013, beginning at 10:00pm until 6:00am on Saturday morning.  The contractor will need the use of both lanes of traffic in order to install a water service interconnect and service lines across the street.

The location of this work is at the entrance of the Cobbles Subdivision.  During these closure hours, all canyon residents living west of The Cobbles will have to enter and exit the canyon from the west (the bottom of the canyon).  All residents living east of The Cobbles will have to enter and exit the canyon from the east (the top of the canyon).  

It will also be closed to ALL through traffic Sunday, April 14, 2013, beginning at 9:00pm until 5:00am on Monday morning, and again on Monday, April 15, 2013, beginning at 9:00pm until 5:00am on Tuesday morning.  The contractor will need the use of both lanes of traffic in order to install a water service interconnect and service lines across the street.

The location of this work is just east of the Fairmount Bridge (approximate address: 100 Ogden Canyon).  During these closure hours, all canyon residents living west of the Fairmount Bridge (including Fairmount residents) will have to enter and exit the canyon from the west (the bottom of the canyon).  All residents living east of the Fairmount Bridge will have to enter and exit the canyon from the east (the top of the canyon). 

Also, we are planning two hard closures of Ogden Canyon next week as we move traffic into the third phase.  These closures are scheduled to occur on the evening of Wednesday, April 17th, and the evening of Thursday, April 18th.

Summit Announces Dinner Program at Harley and Bucks

Canyon Update: Closure hours changed / Hard Closure Sunday evening

Dear Ogden Canyon Waterline Stakeholders,

The contractor was able to install 2,000 feet of pipe last week.  We want to recognize Whitaker Construction for their hard work and effort and thank them for doing everything in their power to stay on track with the deadline.

As of April 1, the nightly closure hours have changed slightly.  The new nightly closure hours are as follows:
·         Sunday night through Friday morning: 9pm – 5am
·         Friday night through Saturday morning: 10pm – 6am
·         Saturday night: no closure

Lastly, SR-39 through Ogden Canyon will be closed to ALL through traffic Sunday, April 7, 2013, beginning at 9:00pm until 5:00am on Monday morning.  The contractor will need the use of both lanes of traffic in order to install a service line across the street.

The location of this work is just west of the Alaskan Inn.  During these closure hours, all canyon residents living west of the Alaskan Inn will have to enter and exit the canyon from the west (the bottom of the canyon).  All residents living east of the Alaskan Inn will have to enter and exit the canyon from the east (the top of the canyon).  We apologize for any inconvenience that this may cause.

Summit promptly responds to Stringtown Neighbors - Q and A scheduled for tonight.


Dear Stringtown Neighbors,

Since our organization moved to Eden nearly a year ago, we have been thrilled by the prospect of creating a permanent community on Powder Mountain while collaborating with the Upper Ogden Valley community to drive smart and sustainable economic growth. Due to concern raised by activity on Stringtown road we wanted to help put into the issue into further context.

The home on Stringtown road is used as a private residence by a member of the Summit team. More than 40 members of the Summit team also live in more than a dozen other houses across the valley.

Summit has leases on four commercial spaces throughout the valley. These include the offices above Carlos and Harley’s, a neighboring warehouse in that complex, the entire bottom floor of the Pineview Lodge and nearly the entire Wolf Creek Welcome Center.  These commercial spaces serve as Summit's only office space.

Because the Summit team now numbers 40 (up from 12 a year ago), visits of other team members to other houses, as well as hosting of visiting friends and family, can drive a lot of traffic. Given the 19-acre size of the Stringtown property and its amenities (playing field, basket ball court, volleyball court) it has served as a meeting point for visiting friends and family.  Carpooling vans have been used to minimize traffic, at the request of neighbors.

In the future, there will not be vans driving down Stringtown during school days. We’ve also asked Summit team members to minimize visits to this home during school days.

We’d be happy to meet with residents to discuss any further issues we can take and are confident that Stringtown road will continue to be a safe place for kids.

Ogden Canyon closed tonight

Dear Ogden Canyon Stakeholders,

The construction crews have been working very hard over the past week.  The addition of the second night crew has already allowed them to make up 5 days of lost time.  Hats off to Whitaker Construction and all their hard work.

Construction crews will not be working this Sunday evening (March 31, 2013), so the Canyon will be open to all traffic that night.

Lastly, SR-39 through Ogden Canyon will be closed to ALL traffic Monday, April 1, 2013, beginning at 8:00pm until 5:00am on Tuesday morning.  The contractor will need the use of both lanes of traffic in order to install a service line across the street.  The location of this work is near the bridge at the Hermitage enclave (approximate address: 310 Ogden Canyon).  During these closure hours, all canyon residents living west of the Hermitage Bridge (including the Hermitage subdivision) will have to enter and exit the canyon from the west (the bottom of the canyon).  All residents living east of the Hermitage Bridge will have enter and exit the canyon from the east (top of the canyon).  We apologize for any inconvenience that this may cause.

Petition being circulated to Weber County, Utah: Enforce and Maintain Existing Zoning On Stringtown Road, Eden

Some neighbors on and near Stringtown Road have drafted a petition to encourage Weber County to enforce and maintain existing zoning on Stringtown Road in Eden.

Here is the text of the petition:
Eden, Utah, and particularly Stringtown Road, is a quiet, rural place that Weber County residents, as well as visitors use as a place to walk, jog, horse-back ride, bike, and socialize together. One home in particular, rented by The Summit Group, is being operated as a business seven days a week. They have installed three kitchens, six massage rooms, are serviced by semi-trucks delivering food weekly, and have installed three commercial dumpsters.  It is locally known as "the party house".  It is serviced by four white passenger vans, which can run at a frequency of every five minutes until the early morning hours.  In a large paved parking area, they have erected tall, commercial light poles that add light pollution in what was formerly a beautiful spot for stargazing. Because of the business, daily auto traffic has increased more than three times what it was previously, making the country road an unsafe place to recreate. More importantly, it has become an unsafe place for the hundreds of Valley Elementary school children,that walk down the road for exercise on a routine school day. We ask Weber County to enforce zoning laws to preserve the authenticity of the town, and the investments by the locals. We also request that the Weber County Commissioners maintain the original zoning as residential and agriculture, to preserve the Stringtown Road.
