EDEN -- An auction that lasted less than an hour brought in almost $8 million and divided up Wolf Creek Resort.The auction took place Friday at the Pineview Lodge, while golfers teed off at the nearby golf resort.The auction was part of a Chapter 11 bankruptcy plan filed in 2010 so Wolf Creek Properties, LC could sell assets to deal with debt estimated at between $10 million and $50 million.The bankruptcy filing was due to a downturn in the real estate market and the economy, Wolf Creek officials said in 2010.Bidders at Friday's auction had to provide a $100,000 cashier check as a deposit when they checked in. About 60 people including bankers, developers, brokers and attorneys attended the event.Weber County Sheriff's deputies provided security at the auction.Wolf Creek officials had hoped the entire resort would sell as one piece, but instead it was sold in parcels after a final bid of $7 million for the entire resort was rejected during the first phase of the auction.The entire resort is appraised at between $28 million and $34 million, said Rob Olson, auctioneer and owner of Erklens & Olson Auctioneers.Olson told bidders, in an effort to get the bidding started at $10 million, "My dad told me long ago there's only so much land so buy as much as you can."But those attending showed no interest in bidding that high for the 3,000 acres, which included Wolf Creek Ski Resort and Wolf Creek Golf Course.The bidding started at $5 million and slowly increased to $7 million. Following the closing of the first bid, attorneys met and decided that amount was too low.The second round then got under way with different parcels being auctioned off individually.America First Credit Union had the winning bid of $7.1 million for Wolf Creek Ski Resort, which it holds the lien on.Zion's Bank is now the owner of Wolf Creek Golf Course, which it holds a lien on. There were no bids made on the golf course.The Farm Bureau took over ownership of the Pineview Lodge and the clubhouse with a winning bid of $600,000.About 1,400 acres were sold to the Summit Series group for $500,000.Mike Johnson, an attorney for the unsecured creditors, said Summit Series has no lien on any of the properties.Wolf Creek resort was originally called Patio Springs and opened in the early 1900s. In 2000, Steve Roberts and Steve Malachowski founded Eden Investments, LC and Eden Properties, LC for the sole purpose of forming Wolf Creek Properties, LC. Eden Properties is the managing member of Wolf Creek Properties, LC.

Ogden Marathon Saturday - Be sure to plan your driving route.

The annual Ogden Marathon, which is held in Ogden Valley and Ogden Canyon, will take place this Saturday morning, May 19, 2012.  The race starts at 7 am near Red Cliff Ranch, descends to Huntsville, then routes to Eden Park and finally to Pineview Dam and down Ogden Canyon.

According to the Marathon's web site,
Runners must cross the dam (approximately mile 17.2) by 11:30am. Runners that do not cross the dam before the cutoff will be asked to leave the course. The Ogden Marathon will provide transportation to the finish line for the runner's safety and security. The race begins at 7:00am, earlier starts will not be supported by the Ogden Marathon.
 Be sure to plan your morning driving route to avoid the more than 6000 runners.  This will be among the first of a summer full of weekend running and biking events.

Wolf Creek Auction June 1st

KSL news is reporting that Wolf Creek Resort will be sold at auction June 1st.  The auction will have two phases.  First, the entire resort, complete with golf course, ski resort, building lots and more will be auctioned as one unit.  Then, a second auction will be held and each portion will be auctioned individually.  In the end, whichever option brings in the most cash wins.

UPDATED TIME - 5pm. Proposal to add "Custom Exempt Meat Cutting" as a permitted to be heard by Planning Commission

County wide ordinance change proposed and planned to be heard April 24, 2012 @ 5:00 pm.

Our faithful readers will remember the ongoing saga of the meat cutting plant in Liberty.  Last year, the Weber County Planning department approved the business license for Garet Jones to operate a custom meat cutting plant on some family owned land.  Neighbors were upset by the outcome, hired an attorney and requested an interpretation and decision from the State Ombudsman.   Ultimately, the Ombudsman sided with the neighbors and the planning department rescinded the business license.  The Jones' appealed the decision to the board of adjustments, who voted to uphold the decision to revoke the business license.

Now, Garet Jones has proposed an amendment Chapter 5B-3 and 1-6 as a permitted use to add "Custom Exempt Meat Cutting".

From the Staff Report:
The petitioner is proposing to amend Chapter 5B (Agricultural Valley AV-3) Zone Section 5B-3 Permitted Uses Requiring Five (5) Ares Minimum Lot Area, to allow Custom Exempt Meat Cutting as a permitted use and amend Chapter 1 (General Provisions) by adding a new definition of Custom Exempt Meat Cutting. The proposed definition of the Custom Exempt Meat Cutting is as follows: The cutting, wrapping, and preparation of meat for human consumption; provided, however, that the source of meat shall be limited to animals that are part of one or more livestock operation(s) in Weber County, and/or wild game.
The applicant is also proposing two standards for this type of operation, besides being on 5 acres. The first standard is the parcel would have to be located with access to a collector or arterial road as shown by the Weber County Transportation map and the second condition is that the operation needs to be located within a completely enclosed building with no outdoor storage.

The Planning Staff is recommending that the planning commission amends the ordinance as proposed.
Staff Recommendations:
Staff recommends that the Planning Commission recommend to the County Commission approval of Zoning Text Amendment ZTA 2012-05 amending Chapter 5B (Agricultural Valley AV-3) Zone Section 5B-3 Permitted Uses Requiring Five (5) Ares Minimum Lot Area to allow Custom Exempt Meat Cutting including wild game, and amend Chapter 1 (General Provisions) by adding a new definition of Custom Exempt Meat Cutting based on the following:
  • The use is supported by the General Plan
  • The use will allow support and/or supplement a farmer’s agricultural pursuit
  • The use is less intense than other uses such as regular daycares, fur farms, contractor equipment storage as part of a farm/farm operator, commercial garden center, and animal hospitals/clinic
  • Similar uses are already allowed such as a slaughter house, slaughtering up to 500 rabbits, turkeys, beavers, frogs, and other animals
  • Historically found as part of a rural agricultural area 
The conditions for approval:
  • The use be allowed in a separate building with no outdoor storage
  • The use is to be accessory to a dwelling on a 5 acre parcel
  • Located with access to a collector or arterial road
Proposed definition to be added to Chapter 1 (General Provisions) Section 1-6 Definition:
Custom Exempt Meat Cutting: The cutting, wrapping, and preparation of meat for human consumption.
Proposed language for Chapter 5B (Agricultural Valley AV-3) Zone
Section 5B-3 Permitted Uses Requiring Five (5) Ares Minimum Lot Area: Custom Exempt Meat Cutting limited to animals that are part of one or more livestock operation(s) in Weber County, and/or wild game; located with access to a collector or arterial road; the operation be located within a completely enclosed building with no outdoor storage, and as accessory to a dwelling.

What's Up at Wolf Creek?

Word on the street is that Wolf Creek may have been sold. Rumor has it that the Golf Course, Ski Mountain, and surrounding buildings were sold in the last few weeks.

If anyone has some definite information, please share it with the rest of us. Does this have anything to do with the recent Powder Mountain activities?
